BIM FM Data

The BIM & FM Excel Templates are set up to guide design and construction teams in the formatting of Facility Management Data and ease the import of FM Data into systems such as the ONUMA System.

The intent of these Workbooks is to format data into a COBie2 compliant format.

Data for these Workbooks can originate from multiple sources:

  1. From CAD Models / BIM(s) (exported as schedules)
  2. From other data sources (lists / spreadsheets)
  3. From other databases such as MS Access
  4. Manually entered into these Workbooks

The BIM FM Data Templates are oganized similarly to COBie2. The later workbooks in the sequence are for the later stages in the design and construction process. The data in those later files is unknown during the earlier phases of the project and do not need to be used:

  1. Contact
  2. Facility
  3. Space (includes 'Zones')
  4. Type
  5. Component (including 'Systems')
  6. Attribute
  7. Document
  8. Spare
  9. Resource
  10. Job
  11. Issue

For the most part, each subsequent workbook builds on the former worksheets. Since all data in a single facility relates to the whole and to other parts within the building, the records in these workbooks are linked to each other with key values. The keys linking records obviously have to be identical for the relationships to work.

These workbooks are built on the premise that any information that is the same for all instances within a group of objects should be captured by the parent object and not individually by the individual instances of an object. The following are some examples to clarify this statment:

  • If a building users imperial dimensions and 'feet' as its linear dimension, this should be defined at the facility level on not at the individual space or component level.
  • If a specification document covers all HVAC equipment it should not be attached to every individual HVAC component but to the HVAC System. By associating components with this HVAC System, the document is associated with the components in turn.
  • If 5 models of VAV boxes are to be installed in a building, the manufacturer or warranty information should be attached to each model (type) and not to the individual instances of all 100 installed VAV boxes.

This concept of cascading infomation is essential to keep the building information normalized. It is an integral part of most CAD / BIM software as well as the COBie2 format.

BIM FM Data Templates and the ONUMA System

Buildings are set up in ONUMA either by creating a building from scratch, by importing buildings through BIMXML from other CAD/BIM applications, or by importing tabular building data. Once the buildings are set up, users can use the BIM FM Data Template to populate the model with spaces, components, and data to any level of detail depending on the phase the facility is in.

The BIM FM Data Templates have to be imported in sequential order starting with the Contacts. None of the remaining files is required although any workbook to be imported is dependent on all previous workbooks to contain the relational data that each subsequent records is related to by way of a foreign key.
